Every market is different and they all crap out. My strategy has been to buy properties with an ROI of 12% or better. This is based on all the expenses associated with the property and rent. At the time of purchase the property has to cover the mortgage and then some.
With the cash flow you can build up your reserves for repairs or if you need to float the property while finding a new tenant.
With a solid screening method and good looking numbers it seems like a great way to obtain more with less use of your own reserves.
